Can I
use my own tenant application they have already signed? Do I
have to use your form?

We are often asked if you can use a tenant application that the
tenant has signed and that gives the landlord/lender permission to run a credit
check. The answer is yes. However the form we recommend you use gives you
better protection in case the prospective tenant has given you false
information or is "litigation-happy".
How is the credit report sent?

We do not send you the credit report. You will be able to view it on-line with
about 11 minutes.
Is it legal to pull a credit report like this?

Your tenant has given you specific written permission to pull their credit report for them. Furthermore, as a prospective landlord you are
ENTITLED by law to pull the credit report of a prospective tenant.

This either means that the wrong information was entered initially and you ignored the warnings or you gave an incorrect answer to the security question and went ahead and paid anyway.
If the answer is wrong then the tenant will have to call the toll-free number to allow you to continue. They will need to give the user name and password you have created for them.
Do NOT proceed and pay for the report if you gave the wrong answer, because you will be unable to pull the credit report. Do not guess. This might seem like a nuisance but it is a vital security safeguard for the privacy of the tenant's credit records.

Each Credit Bureaus search criteria is different, and each assigns importance
to search information differently. As you can see below, Social Security
numbers are not the most important factor. This means that someone ordering
(for example) a TransUnion report (not preferred by us) can easily get missed
up with someone at the same address and with the same last name. For this
reason it is important to always add Jr., Sr. II etc. if applicable to your
credit report order.
