The following are full instructions on how to pull your tenants credit report.

Please print this page first AND READ IT FIRST so you can refer to it as needed.

As your tenant does not have access to the Internet and you HAVE their WRITTEN consent in accordance with the Fair Credit Reporting Act you may pull their credit report for them, but only in their presence.  If you wish you may click here for the relevant part of the Fair Credit Reporting Act.

To prevent fraudulent access to credit reports you will need to ask the prospective tenant for further information so you can pull their credit report with them. The prospective tenant and prospective landlord should meet face to face, either in the landlord's office or some other mutually agreeable location.

The tenant will need to have their financial information with them, to answer the security questions that will be asked.

Please understand this is your TENANT'S Credit information, not yours. What you are going to do is to help them pull their credit report, on your computer, which they have given you permission to view.
It is a violation of Federal law to apply for a credit report on someone else, even on your spouse or sibling, without their permission. We do not permit, support or encourage the use of this service by nosy neighbors, curious lovers etc.

Please also note that all account numbers are deliberately shortened (and the card expiration dates missing) to prevent the use of bank and credit card details by Identity Thieves.

STEP ONE

See picture below. Uncheck the boxes for all three Credit Scores and Debt Analysis (unless you want to pay extra for them).

It is preferred that you allow the tenant to use your computer to enter their information.

STEP TWO

Now enter the TENANT's information and YOUR email address (if the tenant does not have their own email address). See below.

STEP THREE

Now ask the tenant to create a User Name, password, Secret Question.

The tenant should enter the TENANT's social security number and enter it again to confirm it. Uncheck the Special Offer box if it is checked (unless you want them) and then click ACCEPT.

STEP FOUR

You may then be given the option to upgrade to the 3-in1 credit report for a lower price. If given this option choose whichever you prefer and proceed.

STEP FIVE

The tenant can now pay for their credit report with their credit or debit card. If they do not have a credit or debit card, then use yours, making sure you get the cost back from the tenant.

STEP SIX

Then check the I AGREE box and PROCEED.

STEP SEVEN

The tenant now has to answer two "Verify Your Identity" questions.  See sample page below.

Be aware that there are sometimes trick questions. For example they may be asked about a mortgage account and payment when the tenant does not even HAVE a mortgage. In this case they would answer None of the above. See below.

WARNING. The tenant only has one shot to answer the security questions correctly. (As otherwise a crook could just go back and keep trying till they got it right). If the answer is wrong then the tenant will have to call the toll-free number to continue. They will need to give the user name and password they have created.

Do NOT proceed  if the tenant gave the wrong answer, because the tenant will be unable to pull the credit report. Do not guess. This might seem like a nuisance but it is a vital security safeguard for the privacy of the credit records. SEE BELOW IF YOU DO NOT KNOW THE ANSWERS.

STEP EIGHT

If the tenant answered the questions correctly they will be able to view the credit report.

This system is the easiest we know to allow a credit report to be legally pulled for your prospective tenant while still retaining fraud and identity theft protection.

Ask your prospective tenant to give you a copy of their credit report.

Once you have a copy of the credit report, the tenant should CHANGE THE PASSWORD THEY USED otherwise you will be able to re-access their credit report at a later date.
